Repairs and Maintenance

Site Visits - We conduct regular site inspections to ensure any necessary repairs are carried out. 


Local contractors - Our company believes in regularly using local contractors as they are more invested in the local community and strive to provide top quality work. 


Section 20's - Hawk Estates ensure that the Landlord and Tenant Act 1985 regulations are adhered to when conducting Section 20 consultation's (major works).

Insurance and Accounts

Sourcing Insurance - Hawk Estates source competive quotes for building insurance through local and knowledagble brokers. 


Claims - If we have sourced the insurance for you, then when it comes to dealing with claims, we work with all parties throughout the process. 


Accounts - Each block will have it's own client deposit account opened and all transactions are reconcillied on a weekly basis. Hawk Estates also have a weekly payment run. 

Health and Safety

Health and safety - Whilst we carry out site visits we also take this oppurtunity to carry out a health and safety risk assessment of the block to identify any risks and future maintenance issues that could arise. 


Block Compliance - Hawk Estates arrange recurring compliance checks such as Fire Risk Assessment, Asbestos (if required), EICR, Legionella checks (if required), flat roof inspections as per insurance policy terms and more, this is to ensure the block complies with the relevant building safety regulations. 



Administration

Back office system - Our back office system is web based so we can store all relevant information to each block and their units. We can access this at the office or when out on site. Each Director of the block will also have the opportunity to have a log in to see pertinent information to their block. 


Company secretary - As a part of our management fee, Hawk Estates become company secretary for the block in order to draft and submit the annual confirmation statement to HMRC. 


LPE1's - When a lessee sells their property we carry out the LPE1 (management pack) and lisaise with solicitors on your behalf. Please note this is an additional cost paid for by the lessee who is selling.
